HOW TO RENT A PROPERTY?

This page is dedicated to educating potential rental tenants on the proper process to submit a rental application. This guideline if followed closely will increase the chance of success of your rental application being chosen by a landlord. I recommend completing this checklist prior to going to view properties as the rental market is highly competitive. it is best to be prepared so you can submit an application the moment you decide that you have found the property that is right for you and your family.

Once your rental application is complete please send all of the above assets in a single email to Bret@LuxuryOrangeCounty.com with the subject line including the keyword Rental Application and the address that you would like to submit an application to.

RENTAL APPLICATION CHECKLIST

  1. Photocopy or photo of drivers licenses or passports for each rental tenant over the age of 18.
  2. 2 months of your previous bank statement cover sheets: An online screen capture of your last 2 statements showing the ending and current balance. Please be sure to black out all but the last 4 digits of your account number to protect your privacy and security. These statements are provided to a landlord to show your proof of funds for the deposit, first month’s rent and capability of paying the monthly rent.
  3. 2 Months of income statements, pay-stubs or corporate offer letter if applicable. An active salary contract / letter from your employers or Previous Years Tax Returns would work as well if you do not receive regular paychecks.
  4.   6. It is also a great idea to write a paragraph about yourself, family or co-tenants showcasing why you think you would make the ideal tenant for the proposed rental location. I also recommend that you include a photo of yourself and other tenants as it provides a visual connection to you which helps humanize your application to a potential landlord.
